Project Overview
Built in 2003, this is a unique, custom home located in a private neighborhood in East Mesa. The house is 7,016 square feet and sits on a .87-acre lot. There are five bedrooms, four of which are en suites. The house has an attached four car garage. In addition, the property contains a 1365 square foot separate RV garage/shop with an attached one-bedroom casita. The casita has a full bath, kitchenette and a den.
Project Scope and Approach
The goal of the owner was to get the house ready for sale. The entire property, exterior and interior, was repainted in three phases. The exterior was painted first, while the house was still occupied. The interior was painted second, while the house was still occupied. The garages and casita were painted after the house was emptied.
Phase One – House Exterior:
Exterior preparation:
- The house was pressure washed, wire brushed and scraped to remove dirt and loose coatings as needed for proper adhesion of new coatings.
- Damaged stucco surfaces were recoated smooth, and retextured where needed.
- Non-hairline stucco cracks were patched and blended using synthetic elastomeric patching compound.
- Bare foundations were spot primed using high quality masonry sealer.
- Chalky areas were primed as needed using exterior paint with sealer additive to improve adhesion.
- Surfaces were primed for color changes using proper primers for each substrate as suggested by manufacturer.
Products used:
- Dunn Edwards Evershield flat, DEC750 Bison Beige to all exterior painted surfaces including detached RV garage, pool gazebo, fireplace, gates, and fence walls
- Dunn Edwards Evershield flat, DEC752 Birchwood to columns and trim.
- Dunn Edwards Aristoshield semi-gloss, DEC6392 Mink to exterior doors
- Dunn Edwards Aristoshield semi-gloss, DEA187 Black to metal pool fencing and gates.
We used 99 gallons of paint and spent 157 hours on the project.
Phase Two – House Interior:
Interior preparation:
- We carefully protected adjacent unpainted surfaces as needed. We move large appliances as needed for surface access.
- Because phase two was completed while furnished and occupied, we had to make the home partially livable each day.
- We removed and reinstalled window treatments as needed.
Products used:
- Sherwin-Williams Cashmere, satin, SW7029 Agreeable Gray body
- Sherwin-Williams Cashmere, satin, SW6802 Jacaranda accents
- We used 45 gallons of paint and spent 126 hours on the project
Phase Three – Car Garage and RV Garage:


Garage preparation:
- We carefully protected adjacent unpainted surfaces as needed.
- We spackled minor fastener and hanger holes and caulked as needed.
- We repaired sheetrock, including cutting a new sheetrock sheet for the RV garage ceiling, taped seams, skim coated, and retextured drywall cracks to match adjacent drywall.
- We primed repairs and stains and primed for color changes using proper primers.
- We lightly sanded, spot primed doors, doorframes and baseboards as needed.
- We lightly sanded and cleaned cabinets.

- Sherwin-Williams Superpaint Interior eggshell, SW7029 Agreeable Gray to walls
- Sherwin-Williams Superpaint Interior eggshell, White to ceilings
- Sherwin-Williams Emerald UTE alkyd urethane semi-gloss White to doors, trim and baseboards
- Dunn Edwards DecoGlo Cabinet Paint Semi-gloss, White to garage cabinets
- We used 12 gallons of paint and spent 20 hours on the project.
Summation
Overall, this was a straightforward painting project. The house was in good repair. It only need minor wall patching. It inspires the crew every time they work on a particularly lovely home. The great privilege of painting is to make tired walls and surfaces look clean and fresh.
Due to its size, this project allowed the painters to utilize a variety of painting skills, from brush and rolling, to spraying exterior and interior walls and ceilings, to painting metal fencing and gates, and to painting cabinets and doors.
